All points listed below are applicable to / on all stay booking at resort and on resident guests; irrespective of source of booking.


Resort reserves all rights to amend, add, delete and, cancel all or any of the mentioned terms, conditions, facilities, and information at any point without giving any notification or reasons. All marked with an ( * ) includes sub clauses and applied conditions.

All information mentioned below are correct to the best of our knowledge and are updated frequently; however guests need to cross-verify the same for any change or updates before making a reservation / commencing their journey / arrival to avoid inconvenience post arrival.

COVID GUIDELINES are subject to change as per State / Central Government’s Health Advisories issued and received time to time. All guidelines received by the resort will be implemented with immediate effect without any notification to residing or arriving guests. The responsibility of keeping a check for updates and changes in traveler’s advisory lies with the guest/s intending the stay. Resident guests are required to honor all imposed restrictions and guidelines. Arriving guests are requested to call / whatsapp text to check the same beforehand from resort authorities to avoid inconvenience on arrival as may arise out of the imposed restriction/s if any. Resort shall not be responsible for denial of stay, limiting, amending and, terminating any / all of the services or facilities and shall not entertain any claim for refund / compensation of whatsoever nature arising out of the Covid Safety Advisory.



  • Layout: The Resort is landscaped amidst a forest on an inclined slope. Guest has to drive down from the main road to reach the resort. The last patch of road approx 500 meters is a Non-Tar driveable road. Having reached the parking area and parked the vehicle one will have to walk and step-down 20 stairs to enter and reach Resort’s Reception area. The Reception Desk, Valley View Cottages, and the common wash room are on the immediate first level. The Restaurant, Swimming Pool, Conference Hall and, other 3 room categories (Suite Room, Pool Front Cottages & Nature View Cottages) are at further lower level adding additional stairs and distances to climb and commute.
  • Stairs & Mobility : The resort layout requires stairs to be climbed and walk amply to access rooms and other resort facilities; hence may not be suitable for senior citizens, individual with limited mobility, expectant mothers and, any special case not specified here. The ‘Valley View Cottages’ are moderately recommended for a stay to above case; as they have the least number of stairs to commute and are nearest from resort parking area and reception desk in comparison to rest of the room categories. The remaining three room categories (the Suite Room, Pool Front Cottages and Nature View Cottages) and our in-house restaurant and swimming pool are at further lower level adding additional stairs and distances to climb and commute.
  • Wheelchair: Resort layout is not suitable for access on a wheelchair.


  • Check-in & Check-out Time: Resort Check in time is 2 PM and Check out time is 11 AM.
  • Permissible Age: An Indian National aging 18 years and above is eligible to book a stay at the resort. An individual below the permissible age shall be denied a check-in with no claims for refund / compensation of what so ever nature.
  • Foreign National: Only individual of age* 18 years and above and, carrying all valid original ID Card, and documents (Passport, Visa, Permits, Clearances and, any other relevant / applicable document not specified herein) is entitled to book a stay at the resort. An / Any individual failing to present above original document/s at resort on arrival shall be denied a check-in with no claim for refund / compensation of what so ever nature.
  • Pet Policy: Pets are not allowed in our resort.
  • Alcohol: Resort does not serve alcohol.
  • ID Cards: Guests are to bring along valid original Government issued ID card (Passport* / Aadhar* / Voter ID* / Driving License*) of self and accompanying individuals including children; the same is to be produced at the time of registration at the resort on arrival. It is mandatory to submit all original ID cards of arriving / accompanying guest at the resort for verification. The resort shall take photo copies of all ID cards for internal record keeping and submission* wherever applicable. A room check-in shall be denied to a guest if individual/s fail to produce specified ID card at time of check-in at resort with no claim for refund / compensation of what so ever nature.
  • Doctor on call: Private Doctors in Gokarna are available for limited hours on business days. A Doctor on call is at discretion and is subject to availability on date and cannot be guaranteed at all time.
  • Medical Aid & Limitations: Resort stocks basic approved medicines for first aid and the same is provided to guest whenever required. ‘Gokarna’ has one government hospital at a distance of approx 3.5 km from the resort. The temple town does not boost of round the clock high-end medical facilities in hours of emergency. The nearest private hospital for severe needs in odd hours is available in ‘Kumta’ at a distance of 35 kms approx.
  • Medical Advisory & Caution: An individual with medical history or with severe or recovering ailment, needing or under frequent diagnosis / consultation, expectant mother and, or any special case not specified here are strongly advised and requested NOT TO book a stay at the resort unless prescribed and, allowed or accompanied by the family doctor. All above case are advised to bring along medicines as prescribed by doctor if booking a stay at resort.


  • Accompanying Child Charges: Kindly note child up to the age of 5 years is allowed to stay complimentary* with parents without any extra mattress / bed / meal plan. All accompanying children of age between 6 to 12 years shall be charged extra for the stay as per applicable child’s tariff irrespective of using any extra mattress / facilities. Child aging 13 years and above shall be considered as adult for billing purposes. Guest / Parents are requested to check for and pay the applicable charges for accompanying children at time of confirming a booking; in case not paid or didn’t get registered during making a reservation due to any technical error / reason the extra applicable charges stands payable at resort before check-in into the room. Resort shall provide additional mattress on floor with appropriate linen for additional child on request. An extra bed for child is charged extra and is subject to availability.
  • Extra Adult Charges: Our tariffs are same for single and double occupancy. We allow maximum 3 adults in a room. All children of age 13 years and above shall be considered as adult for billing purpose. An extra adult / child are permissible only on payment of extra person charges. Guests are requested to check for and pay applicable charges for extra person at time of confirming a booking; in case not paid or didn’t get registered during making a reservation due to any technical error / reason the extra applicable charges stands payable at resort before check-in into the room. Resort shall provide extra mattress on floor with appropriate linen for additional third person. An extra bed is charged extra and is subject to availability.


  • Early Check-in: An early check-in is subject to availability of rooms and at an extra cost in same order. Room check-in time is from 2:00 pm onwards; should guests wish to arrive earlier, it is highly recommended to reserve and pay for the room / suite from the night before arrival, which will ensure immediate room / suite availability for the best possible arrival experience.
    If guest choose not to reserve an additional night for early arrival, please feel free to arrive and drop your baggage (excluding the valuables) for storage and plan a city tour until your room gets ready. Guest may avail common wash room facility at resort to freshen up. We regret to state that resort does not have a waiting room facility to early arrived guests.
  • Late Check-out: A late Check-out is subject to availability of rooms and at an extra cost in same order. Check-out time is by 11:00 am. Beyond this time, late check-out charges are applied: until 5:00 pm 50% of the day’s rate, after 5:00 pm 100% of the day’s rate.
    If you choose not to reserve an additional night for late departure, please feel free to leave behind your baggage (excluding the valuables) for storage until your Bus / Train’s schedule for departure. We regret to state that resort does not have a waiting room facility.


  • Payment on arrival: Guests are required to pay and settle all applicable / outstanding payment towards Room / Meal Plan / Accompanying Child / Extra Adult; before room check-in. All extra charges incurred for meals, services and facilities availed during the stay are to be paid and settled before check out.
  • Payment Options at resort: Resort accepts payment only in Cash or Card. Resort does not accept payment in Foreign Currency, by AMEX Card, Cheque, Bill To Company or any other Mode not specified here.


  • Booking Confirmation: Bookings are confirmed only on receipt of 100 percent advance payment of applicable room tariff or plan. Resort reserves the right to cancel and release a booking request if no advance payment is received at any given time without giving any notification to guest intending the booking. Kindly ensure to make an advance payment to avoid cancellation or inconvenience post arrival at resort.
  • Advance Payment: Kindly call for our reservation desk to assist you with bank details to make the necessary payments and receive a confirmation of booking. Advance payments for booking confirmation can be made by bank transfers only.
  • Unavailability of Room: In-case the resort is not able to host you due to any reason / subjective constraints or unavailability of room, we will completely refund your paid advance amount towards the stay and service or shall provide you with alternative accommodation in similar or nearby resort. Refund shall be processed in 14 business working days. The refund amount is limited only towards the amount paid as advance for the room / resort facility and service with no other claim under any circumstances.
  • Non Transferable Bookings: Stay / Room booking is non-transferable and will be given/allotted to guest/s who the booking has been done / intended for; unless communicated and/or with prior approved in writing by resort team.
  • Early Departures: Unexpected early departure from the resort will be charged as per the reserved booking and shall not be treated as a cancellation for whatsoever reason or circumstances and stands no refund or compensation.
  • Booking Cancellations: Cancellations or amendments shall not be accepted until they have been confirmed by the resort reservation desk by return email.
    We understand that circumstances may arise, necessitating a cancellation of your reservation; the required notification varies case to case.
    We shall honour and shall process the request as per the company policy*. We have different cancellation policies and time frame for different sources; guests are requested to check the same beforehand on respective booking portals / Travel Agent or from our reservation executive at time of confirming* a booking.
    Kindly note resort cannot process or initiate a cancellation of booking on behalf of guest in case of online or third party booking; the online / third party cancellation policy* will be applicable to all such cancellations and refunds.
  • Refund Policy: We need a minimum of 14 business working days to process any refund.


  • Room Plan: Kindly check your meal plan and package inclusions before confirming your reservation from our Reservation Executive / Travel Agent or Online portals namely Agoda,, Expedia, Goibibo, MakeMyTrip or similar.
    We have following Room Meal Plans to choose from: EP – Room Only Plan, CP – Room with Breakfast, MAP – Room with Breakfast and 1 major meal and, AP – Room with all Meals.
    All meals included in Room Plan Package will be served at Restaurant only. Any room service orders shall be billed as extra.
  • Menu for Room Meal Packages: The menus are pre-decided with fixed course for room meal inclusion packages. Kindly speak to our reservation executive in case needing assistance to choose a meal plan or requiring details of menu on offer for Package inclusion. Our reservation executive or the resort team will be glad to assist you with all details beforehand enabling you make a choice. A room meal plan order shall be served at the restaurant only as a buffet spread. In case of small family or lesser guest we shall serve the same menu on table. Any room service orders shall be billed as extra and stands payable. Any additional ala carte order placed in addition to set menu will be billed separately and stands payable.
  • Meal Plan discrepancy: Meal plan once chosen and paid for cannot be cancelled or reversed. Un-availed/unused meal plan cannot be en-cashed / discounted or compensated with any other facility or service under any circumstances.


  • Room Category, Count & Specifications: Resort has 4 different room categories. The name and count of each room types are as follows; Valley View Cottages – 12 units, Nature View Cottages – 12 units, Pool Front Cottages – 4 units and 1 Suite Room. The dimensions of first 3 room types are approx 16 / 12 foot and the Suite Room is of dimension 29 / 14 foot.
  • Room Amenities: Our standard room amenities are LCD TV, AC, Work Table, King size bed of dimension 6 / 7 foot, Cupboard, Safety locker for cash & valuables, Mini Bar (chargeable), Intercom, Geyser in bathroom, Hair drier on request, Iron and ironing board on request.
  • No Alcohol / No Bar: We do not serve alcohol in resort
  • Smoking: Smoking is not allowed inside a room. Guest can smoke at distinct marked open areas and use the ashtray provided in specified areas. All Rooms are provided with dedicated Veranda with seating and provision for Ashtray. Guest can smoke in their respective room’s veranda.
  • Restaurant Timings: Resort has a Multi-Cuisine Restaurant serving meals as per timings mentioned below.

Breakfast: 7.30 AM – 10.30 AM, Lunch: 12.30 PM – 2.20 PM, Dinner: 7.30 PM – 10.30 PM. An all day dining menu is also on the card from 07.30 AM – 10.30 PM.

LAST ORDER FOR DINNER accepted only till 10 PM.

  • Room Service Facility & Charges: Room service is currently suspended to minimise guest room interference and entry by staff. We levy 10% extra charges on our menu for In-Room Dining orders. The in-room dining timings are same as for our restaurant mentioned above. Dinner orders are accepted only till 10 PM.
  • Kitchen Timings: Resort kitchen is functional from 7 AM to 10 PM only; guests are requested to place last orders before 10 PM.
  • Jain / Infant / Special Food: Jain orders are taken on request and our chefs shall prepare Jain or Special food orders for special occasions and cases as per liking of our guests. Parents are requested to carry along infant / baby food as per requirement and resort shall assist in cooking the same as and when required. We do provide child friendly food like Khichdi, Mashed Rice and Vegetables etc on request.
  • Laundry Service: Guest can avail laundry service on chargeable basis. Laundry service is outsourced.
  • Swimming Pool: Swimming pool entry is currently suspended as per Covid Guidelines. Swimming costume is mandatory for entry into the pool. Swimming pool timings are from 7 AM to 7 PM. The pool is an unmanned territory. Children are not to be let alone into the pool, elders or parents to accompany them always. Non swimmers are requested not to enter the pool. Maximum Dept of the pool is 4 feet; Diving / Jumping into the pool are strictly prohibited as could cause head injuries / fatal accidents.
  • Special Occasion Package: Resort has packages for Candle light dinner, Honeymoon, Anniversary room decoration, and birthday decoration etc. Kindly enquire with our reservation executive for applicable charges and inclusions. Outdoor location set up and services are subject to availability and weather condition.
  • Photo shoot Package: Professional photo shoot is allowed only on pre-booking at an extra cost. Guests wanting to reserve venue / do photo shoot during their stay are requested to check before hand for availability, and applicable cost and terms.
  • Adventure Desk: Adventure Activites are currently suspended as per Covid Guidelines. Resort has an array of in-house adventure activities for resident guest on chargeable basis; namely Burma Bridge, Loop Line, Ebi Zibi, Quack bridge, Tyre Travel, lack line, Zip line, Archery, Rifle shooting, Rappelling, Artificial wall climbing & Guided Nature Walk. Adventure activities are not available during monsoon / incase of any seasonal / local constraints arise.
  • Message from Adventure Desk: Resort provide complimentary Nature Trek at 7:30 am to all in-house guests. We humbly request our guests to avail and enjoy the experience during their stay. The trek is not available during monsoon / incase of any seasonal / local constraints arise.
  • Baggage Inclusions for Adventure Activities: Sport Shoes, Extra cotton or good sweat absorbent clothing, Full length tight fitted T shirt and Trekking trousers, Torch, Pept Water Bottle, Binoculars, Sunscreen Lotion (optional), Caps & Sun Glasses.
  • Travel Desk: Our front desk shall assist guest with all travel needs and arrangements required locally during their stay. For guest reaching early morning and wanting a rickshaw from Gokarna Railway station / Bus stop are advised to pre book the service. During weekends and peak season it’s advisable to book a 2 wheeler in advance as they are scarcely available. Guests are requested to connect with resort and take assistance in pre-booking their transportation as per requirement. Resort shall assist guest to connect with the service provider. Kindly note resort does not endorse these services / service providers and guests are to negotiate rates, terms of usage and pay directly to service provider for their travel arrangements.


  • Visitor’s Policy: It’s mandatory for a resident guest to inform and take prior permission from resort authority for their arriving visitor and to duly register the visitor’s details and submit ID proof and copy at security desk / reception desk for grant of an entry into the resort. Resident Guests are to meet and entertain their visiting guest in public areas only; under no circumstance a visitor shall be allowed an entry into the guest room. The resort reserves the right to deny permission to a visitor from entering the resort at any given time without giving any reason. A guest not complying with the policy or causing nuisance to other occupant guests shall be asked to check out with no claim for refund or compensation of whatsoever nature.
  • Driver Facility & Policy: Resort does not have driver’s stay / meal facility; however resort shall provide basic common wash room facility to driver of in-house guest. Guests are requested to inform their driver about the same in advance to avoid inconvenience. Driver of resident guest are strictly not permitted to enter into the resort guest areas.


  • Things to Carry: Valid original Government issued ID card of all individual including children, Swimming Costume, Pool Tube, Sanitizers, Face Mask, Personal Towels if intended due to Covid Safety, Extra Towels for beaches and during monsoon, Torch Light, Baby Crib, Seasonal Clothing, Umbrella, Medicines as per doctor’s prescription, Wheelchair*.
  • Distances* from some prominent places / landmarks: Om Beach 3.5 KMS, Kudle Beach 2 KMS, Gokarna Beach 3.5 KMS, Mahaganpati Temple 3.2 KMS, Mahabaleshwar Shiv Temple 3.3 KMS, Mirjan Fort 22.9 KMS, Yana Caves 49.2 KMS, Murudeshwar Shiv Temple 79.4 KMS, Gokarna Railway stn 11 KMS, Gokarna Bus Stand at Police Check Post 3.3 KMS, Gokarna Govt Hospital 3.5 KMS, Gokarna Police Stn 3 KMS


  • Videography / Shooting / Photography:  Unauthorised Videography and Shooting in the room / in resort premises are strictly prohibited. Violators shall be reported to local police authorities for stern legal action.
  • Narcotics / Weapons / Explosives / Any illegal material or activity : Possession, consumption, and storage of drugs / narcotics / intoxicant / weapons / explosives or any substance illegal in nature is strictly prohibited and shall be reported immediately to local police authorities for stern legal action. We humbly request all guests to refrain from any such intensions, indulgence and practice during their visit / stay at the Resort.
  • Unauthorised Visitor: Any Unauthorised visitor / trespasser shall be prosecuted and reported to local police authorities for stern legal action.
  • No Bar / No Alcohol: We do not serve alcohol in resort.
  • Smoking: Smoking is not allowed inside a room. Guest can smoke at distinct marked open areas and use the ashtray provided in specified areas. All Rooms are provided with dedicated Veranda with seating and provision for Ashtray. Guest can smoke in their respective room’s veranda.  
  • Pet Policy: Pets are not allowed in our resort.
  • Music / Sound System & Nuisance: Music System / Box, Speakers or any kind of gathering or Nuisance is not permitted inside guest room or anywhere in the resort premises. Guests are to cooperate with resort authorities to ensure a quiet and peaceful stay to all fellow occupants in the resort.
  • Parking Facility: Resort has dedicated parking area for vehicles of resident guests. Parking area is on first come first serve basis. Parking of vehicle is at owner’s risk and resort shall not be responsible towards any damage/s to vehicle viz scratch, by act of god or any other means / reason not specified here. Guest is advised not to keep their valuables and belongings in unattended / unmanned vehicle.


  • Tariff & Charges: All quoted tariff ,packages and inclusions are dynamic and are subject to change as per availability, dates, season and various other factors. Resort reserves all rights to change or revise the same at any given time without giving any notification or reason.
  • Left Baggage: Guests are required to check their belongings thoroughly before departure; however any left belongings should be informed immediately to resort authority at the earliest not more than 48hours from date of departure in writing on a mail and/or by call and text messages in-case not attended for any reason. If recovered the belonging, resort shall arrange to dispatch the same at extra applicable charges or guest may arrange a pickup of the baggage on their own. Resort shall not take any responsibility towards content or condition of left belonging / baggage. Resort shall not store any left / unclaimed belonging / baggage beyond 7 days from date of departure / receipt of any baggage / belonging. Resort reserves the right to check the content of a recovered belonging if felt necessary.
  • Theft / Loss of belongings / Grievances: Our resort is a secured premises and we take utmost care in ensuring safety of our guests and their belongings; however Guests are requested to keep all valuables in their safe custody always. Kindly do not keep / stock valuables in unmanned car / vehicle at the parking lot. Instead use safety locker provided in room for your valuables. Lock your room door properly while sleeping and whenever going out. Any loss, damage or theft should be immediately brought to the notice of resort authority for taking appropriate action, identifying, and recovery of the belongings. Resort shall not accept or entertain any report of theft / loss / damages of belonging if made post departure from the resort.
  • Damages to resort property and levy of penalty: Guests are liable to penalty and payment towards damages to resort property and belongings. Damages viz loss of key, stains or damage of room linen, damage to walls / furniture or any breakages caused in room / restaurant.

Pre Arrival:

  • As per the latest State’s Guidelines Guests / Travelers originating their journey from any city in Maharashtra and Kerela state to any city in Karnataka state shall be mandatorily required to be in possession of RT-PCR negative certificate of not older than 72hours from an ICMR accredited lab irrespective of their vaccination status. RT-PCR timeline starts from the time of sample collection.

All guests arriving / entering via specified states* shall carry original test report for verification and will have to submit a copy on arrival at the resort. Resort shall deny a check-in to guest if specified original Covid Negative Test report is not submitted with no claim for refunds / compensation of what so ever nature.

  • Guests / Travelers are requested to contact the resort authorities before commencing their travel; for updates on list of states & Covid advisory towards traveling interstate / within the state. Guests can call or drop a whatsapp message with concerns & queries to resort on +91 9108251301.
  • We expect all our arriving guests to strictly adhere to the above guidelines for their safety and for the safety of others. Submission of Fake COVID -19 RT-PCR negative report might result in legal action under National Disaster Management Act and the company won’t bear any responsibility for the same.
  • Download Arogya Setu App. Follow guidelines ensuring it shows green & “You are Safe”.
  • Kindly scan and mail Govt Approved ID before arrival onto your confirmation voucher mail correspondence.



  • We shall conduct a temperature check every time you enter the property.
  • Self Declaration Form required to be signed and share your travel history for the 14 days prior to arrival.
  • Only asymptomatic guests will be allowed entry; or shall be assisted to visit the nearest hospital or healthcare facility.
  • Through sanitization of all guests belonging and luggage will be done on arrival before letting into the room.
  • Room keys sanitized before handing over to guest.
  • Designated marking of floor to avoid gathering and maintain social distancing at all points.
  • Efficient and swift allocation of room on arrival ensuring safety and social distancing.
  • Guest is briefed on all in-house COVID care measures and guidelines.
  • Resort Timing: Our entrance will be open from 6 am to 8 pm (please check with the resort) and you are required to be in the resort prior to that.
  • Guest will be given soft copy of resort MENU for RESTARANT.

Resort Facilities:

  • Swimming pool entry is currently suspended as per Covid advisory.
  • Adventure activities are currently suspended as per Covid advisory. Adventure activities are available at an extra cost; same can be checked at adventure desk on arrival at resort.


  • Social distancing, viz. maintaining 6 feet of distance and hygiene norms must be followed across the property.
  • You are required to wear face mask through out in public areas.
  • Deep cleaning and periodic sanitization of all touch points in public areas is done to ensure maximum safety.
  • Masks are available for purchase at the resort.
  • You are requested to frequently sanitise or wash your hands while on the premises.
  • Sanitizer dispensers will be available in public areas.
  • Seating arrangements in all public areas, including the restaurants have been reduced to follow social distancing norms.
  • You must follow the government recommended practices for coughing and sneezing.
  • No visitors will be allowed inside the resort to meet you.
  • The resort staff will restrict the formation of groups that break social distancing norms. You are requested to cooperate with the team.


  • All surfaces and furniture are cleaned and sanitized before allocating to Guest.
  • All electrical appliances, fittings and touch points are wiped and sanitized thoroughly.
  • Our daily routine Housekeeping services are on for your room during the stay; however if you wish not to be serviced, we shall honour your concerns.


  • Provision of foot operated sanitizer stand at entrance.
  • All furniture, cutlery and glassware are thoroughly cleaned before laying on the table.
  • Restaurant table settings will follow social distancing norms.
  • Seating for not more than 4 people will be allowed at one table. Larger families will have to split and sit across different tables.
  • No outside food and beverage delivery will be allowed anywhere on the premises.
