DISCLAIMER: Resort reserves all rights to amend, add, suspend, remove and, cancel all or any of the mentioned terms, conditions, facilities, and information at any point without giving any notification or reasons. All information mentioned below are correct to the best of our knowledge and are updated time to time; however guests need to cross check and self-verify the same by calling/contacting us beforehand for any change or updates in order to avoid any inconvenience post arrival. Guests are requested to observe and comply with the following Rules & Terms established by the Resort in order to maintain the quality and safety of the Resort and to ensure that all Guests have a pleasant and safe stay in accordance with Law and Terms and Conditions for Accommodation Contracts. If a Guest does not comply with the House Regulations, the Resort Authority may choose not to permit usage of its room / facilities to the guest with no claim for refund or compensation of whatsoever nature. The Resort will not be liable to any Guest or other person for any damage caused to self or their belonging by/out offs his/her failure to comply with the House Regulations. We do not share any personal details of our customer with anyone.

WIFI CONNECTIVITY (Discrepancy / Disclaimer): Kindly note WIFI facility is provided by BSNL services. The services are good most of the time. However could be hampered at times for reasons of Natural Calamity, Congestion, Technical flaw, Equipment/Devise fault, Wire Snap or any other reason not specified herein. Guests are requested to understand and consider the same before making a stay booking at the resort. Resort does not guarantee its guests an uninterrupted & high speed WIFI 24/7 during the stay for the reasons as shared above. Any claim for refund / compensation due to unavailability of WIFI services shall not be entertained.
ELIGIBLITY & GENERAL TERMS:
- Check-in & Check-out Time: Resort Check in time is 2 PM and Check out time is 11 AM.
- Maximum Capacity: We allow maximum 3 Adults in a Cottage / Suite. For family or group of count exceeding 3 adults; they will have to book additional room/s.
- Permissible Age: An Indian National aging 18 years and above holding valid Original ID* Proof is eligible to book a stay at the resort.
- Foreign National: Only individual of age* 18 years and above and, carrying all valid original ID* Card, and documents (Passport, Visa, Permits, Clearances and, any other relevant / applicable document not specified herein) is entitled to book a stay at the resort. An / Any individual failing to present above original document/s at resort on arrival shall be denied a check-in.
- Pets are not allowed in our resort.
- Alcohol & Outside Consumables: Resort does not serve alcohol, and consumption of alcohol in resort premises in prohibited. Ordering meals and drinks to be delivered from outside the Resort is not permitted.
- D Cards: Guests are to bring along valid original Government issued ID card (Passport* / Aadhar* / Voter ID* / Driving License*) of self and accompanying individuals including children; the same is to be produced at the time of registration at the resort on arrival. It is mandatory to submit all original ID cards of arriving / accompanying guest at the resort for verification. The resort shall take photo copies of all ID cards for internal record keeping and submission* wherever applicable. A room check-in shall be denied to a guest if individual/s fail to produce specified ID card at time of check-in at resort with no claim for refund / compensation of what so ever nature.
- Doctor on call: Private Doctors in Gokarna are available for limited hours on business days. A Doctor on call is at discretion and is subject to availability on date and cannot be guaranteed at all time.
EXTRA CHARGES:
- Accompanying Child Charges: Kindly note child up to the age of 5 years is allowed to stay complimentary* with parents without an extra mattress / bed / meal plan. All accompanying children of age between 6 to 12 years shall be charged extra for the stay as per applicable child’s tariff irrespective of using any extra mattress / facilities / meal. Child aging 13 years and above shall be considered as adult for billing purposes. Guest / Parent are requested to check for and pay the applicable charges for accompanying children at time of confirming a booking. In case unpaid or couldn’t register extra child while making a reservation due to any technical reason / error the extra applicable charges stands payable at resort on arrival before check-in into the room. Resort shall provide additional mattress on floor with appropriate linen for additional child on request. An extra bed for child is subject to availability at an extra cost.
- Extra Adult Charges: We allow maximum 3 adults in a room. Our tariffs are same for single and double occupancy. A third adult or a child of age 13 years and above shall be charged as per applicable extra adult charges. An extra adult / child are permissible only on payment of extra person charges. Guests are requested to check for and pay applicable charges for extra person at time of confirming a booking. In case unpaid or couldn’t register extra person while making a reservation due to any technical reason / error the extra applicable charges stands payable at resort on arrival before check-in into the room. Resort shall provide extra mattress on floor with appropriate linen for additional third person. An extra bed is subject to availability at an extra cost.
EARLY CHECK IN & CHECK OUT CHARGES:
NO WAITING ROOM:
- Kindly note resort doesn’t provide waiting Room / Area facility to early arrived guests. Guests should arrive at resort as per check-in time i.e. 2 PM for entry into the resort and for room check-in. Guests arriving in Gokarna at early morning hours or before 2 PM are humbly requested not to land up at resort directly; as entry into resort may be denied. We request guest/s to rather consider pre-booking a room night from previous date by paying the extra night charges or make alternative arrangements for their stay till our check-in time of 2 PM.
- Early Check-in: Room check-in time is from 2:00 pm onwards; should guest wish to arrive earlier, it is highly recommended to reserve and pay for the room / suite from the night before arrival, which will ensure immediate room / suite availability for the best possible arrival experience.
- In case of a un-reserved early arrived guest; guest may check for a vacant ready room availability at our reception desk on arrival and pay extra applicable charges to avail an early check-in. Kindly note in such a case to-let available vacant room for early check-in is at discretion of resort management and the same can be confirmed on-date only. A telephonic request / message / mail requesting to hold a room for early check-in may not be honored.
- If guest choose not to pay early check-in charges, please feel free to arrive and drop your baggage (excluding the valuables) for storage at our cloakroom and plan a city tour until your room gets ready. Guest may avail common wash room facility at resort to freshen up.
- Late Check-out: A late Check-out is subject to availability of rooms and at an extra cost in same order. Check-out time is by 11:00 am. Beyond this time, late check-out charges are applied: until 5:00 pm 50% of the day’s rate, after 5:00 pm 100% of the day’s rate. A Late check-out has to be pre-booked and confirmed with an advance payment.
- A guest intending a late checkout may check beforehand with our reception desk for availability of room/s for extension by hour/day and can pay applicable charges to avail a Late Checkout. If you choose not to pay for extra hours / reserve an additional night for late departure, please feel free to leave behind your baggage (excluding the valuables) for storage until your Bus / Train’s schedule for departure.
PAYMENT POLICY & FACILITY:
- Payment on arrival & During Stay: Guest/s is required to pay and settle all applicable / outstanding payment towards Room / Meal Plan / Accompanying Child / Extra Adult; before room check-in. All extra charges incurred for meals, services and facilities availed / cost to damages etc during the stay are to be paid and settled before check out.
- Payment Options at resort: Resort accepts payment only in Cash or Card. Resort does not accept payment in Foreign Currency or by AMEX Card / Cheque / Bill To Company or any other Mode not specified here.
- It’s mandatory to pay and settle your dues whenever the Front Cashier presents a bill anytime during the stay and, before departure. All bills are due upon such presentation.
CONFIRMATION & CANCELLATION:
- Booking Confirmation: Bookings are confirmed only on receipt of 100 percent advance payment of applicable room tariff or plan. Resort reserves the right to cancel and release a booking request if no advance payment is received at any given time without giving any notification to guest intending the booking. Kindly ensure to make an advance payment to avoid cancellation or inconvenience post arrival at resort.
- ONLINE Booking: Guest initiating or making a booking through online portals will have to make advance payments to receive a confirmation of the booking. Kindly note sharing Card Details on OTA/ Online portals doesn’t confirm the booking until a payment is made to the resort in advance. Resort’s reservation team will contact the guest intending a confirmation for bookings made through OTA / online portals. Only on making advance payment shall a booking be confirmed via a confirmation mail from resort’s reservation desk; else the booking stands cancellation without given any notification.
- Advance Payment: Kindly call for our reservation desk to assist you with bank details to make the necessary payments and receive a confirmation of booking. Advance payments for booking confirmation can be made by bank transfers only.
- Unavailability of Room: In-case the resort is not able to host you due to any reason / subjective constraints or unavailability of room, we will completely refund your paid advance amount towards the stay and service or shall provide you with alternative accommodation in similar or nearby resort. Refund shall be processed in 14 business working days. The refund amount is limited only towards the amount paid as advance for the room / resort facility and service with no other claim under any circumstances.
Non Transferable Bookings: Stay / Room booking is nontransferable and will be given/allotted to guest/s who the booking has been done / intended for; unless communicated and/or with prior approved in writing by resort team.
- Early Departures: Unexpected early departure from the resort will be charged as per the reserved booking and shall not be treated as a cancellation for whatsoever reason or circumstances and stands no refund or compensation.
- Booking Cancellations: Cancellations or amendments shall not be accepted until they have been confirmed by the resort reservation representative by a return email. We understand that circumstances may arise, necessitating a cancellation of your reservation; the required notification varies case to case. We shall honour and shall process the request as per the company policy*. We have different cancellation policies and time frame for different sources* (OTA & Travel Agent / Others); guests are requested to check the same beforehand on respective booking portals / Travel Agent or from our reservation executive at time of confirming* a booking.
- Kindly note resort cannot initiate a cancellation / amendment of booking on behalf of guest in case of online or third party booking; the online / third party cancellation policy* will be applicable to all such cancellations , amendments and refunds.
Our Standard Hotel Cancellation Policy: - Cancellation before 21 days to the arrival: full refund.
- If cancelled between 15-21 days of arrival: 25% retention will be charged.
- If cancelled between 08-14 days of arrival: 50% retention will be charged.
- If cancelled between 0-7 days of arrival Or No show: NON REFUNDABLE ? In case of any COVID-19 travel related cancellation – Hotel we will refund only if lockdown is declared by the state / central government officially (No refund or Credit note in any other case).
- In case guest is found COVID19 positive or any other major health issue – We will give credit note for future dates only if medical report issued by authorised medical body is presented to the hotel (No refund or Credit note in any other case).
- Refund Policy: We need a minimum of 14 business working days to process any refund.
- Room Plan: Kindly check your meal plan and package inclusions before confirming your reservation from our Reservation Executive / your Travel Agent or Online portals namely Agoda, Booking.com, Expedia, Goibibo, MakeMyTrip or similar.
- We have following Room Meal Plans to choose from: EP – Room Only Plan, CP – Room with Breakfast, MAP – Room with Breakfast and 1 major meal and, AP – Room with all Meals.
- Child Plan Charges: Meal plan cost of accompanying Children will be extra and shall be charged as actual and stands payable.
- Menu for Room Meal Packages: The menus are pre-decided with fixed course for room meal inclusion packages. Kindly speak to our reservation executive in case needing assistance to choose a meal plan or requiring details of menu on offer for Package inclusion. Our reservation executive or the resort team will be glad to assist you with all details beforehand enabling you to make a choice.
All meals included in Room Plan Package will be served at Restaurant. Any room service orders shall be billed as extra.
- A room meal plan menu shall be served as a self served buffet spread at the restaurant. In case of small family or lesser guest we shall serve the same menu on table. Any additional ala carte order placed in addition to set menu will be billed extra and stands payable.
- Meal Plan discrepancy: Meal plan once chosen and paid for cannot be altered / cancelled or reversed. Un-availed/unused meal cannot be en-cashed / discounted or compensated with any other facility or service under any circumstances.
RESORT FACILITIES & SERVICES:
- Room Category, Count & Specifications: Resort has 4 different room categories. The name and count of each room types are as follows; Valley View Cottages – 12 units, Nature View Cottages – 12 units, Pool Front Cottages – 4 units and 1 Suite Room. The dimensions of first 3 room types are approx 16 / 12 foot and the Suite Room is of dimension 29 / 14 foot.
- Room Amenities: Our standard room amenities are LCD TV, AC, Work Table, King size bed of dimension 6 / 7 foot, Cupboard, Safety locker for cash & valuables, Mini Bar (chargeable), Intercom, Geyser in bathroom, Hair drier on request, Iron and ironing board on request.
- Smoking: Smoking is not allowed inside a room. Guest can smoke at distinct marked open areas and use the ashtray provided in specified areas. All Rooms are provided with dedicated Veranda with seating and provision for Ashtray. Guest can smoke in their respective room’s veranda.
- Restaurant Timings: Resort has a Multi-Cuisine Restaurant serving meals as per timings mentioned below.
- Breakfast: 07:30 AM – 10.30 AM, Lunch: 30 PM – 2.20 PM, Dinner: 30 PM – 10.30 PM and an all day dining menu is also on the card from 07.30 AM – 10.30 PM.
